Controls, Service & Engineering Co., Inc. (CSE) will provide planned
Predictive/Preventive Maintenance inspections, which will include the
services as described in the following schedules.
Equipment to be serviced:
Upper Strausburg-Two (2) Bard/Marvair wall units
Service includes:
Spring-Complete cooling startup with contactor replacement, filter change,
anti-microbial condensate pan treatment and condenser coil cleaning.
Fall-Complete visit with filter and belt changes and condenser coil cleaning
and evaporator coil cleaning.
This Agreement includes the cost of 1 compressor contactor per unit with
the spring visit, filters, belts, anti-microbial condensate pan treatment and
condenser coil and evaporator coil cleaning materials.
Exclusion within above systems:

I.COVERAGE TERM
Start Date: March 1, 2026
Expiration Date: Either party may terminate their agreement by giving thirty (30) days
written notice.

This Service Agreement Includes:
1. Programmed preventive/predictive maintenance, lubricate, check, test,
inspect, evaluate, and document conditions on the above mentioned
equipment according to the specific needs of customer’s building.
2. Provision of expert suggestions to increase efficiency.
3. Notification to customer of any defects discovered.
This Agreement Does Not Include:
1. The cost of labor and material to replace, repair, or service inoperative
equipment.
2. The cost of service calls made at the request of the owner for service of
equipment outside the equipment set forth above.
3. Emergency calls to service equipment.
General Conditions:
1. CSE may start and stop all equipment necessary for proper service and
inspection.
2. Customer shall provide reasonable means of access to all equipment to be
serviced or inspected.
3. Replacement of inoperative components by compatible manufacturer may be
made at the discretion of CSE.
Terms:
1. Net forty-five (45) days from date of invoice with six 6% interest per month
beyond forty-five (45) days. Payment due at commencement of billing period

This contract contains the entire agreement between the parties and shall become valid
and enforceable only upon acceptance by customer and CSE. This agreement
supersedes all prior proposals and/or agreements not specifically set forth herein.
