ORDINANCE NO.
AN ORDINANCE
OF THE BOARD OF SUPERVISORS OF WASHINGTON
TOWNSHIP, FRANKLIN COUNTY, PENNSYLVANIA,
AMENDING THE WASHINGTON TOWNSHIP ZONING
ORDINANCE.
WHEREAS, the Board of Supervisors of Washington Township, Franklin County,
Pennsylvania, adopted on April 2, 2001, Washington Township Ordinance No. 153, known
as the Washington Township Zoning Ordinance and thereafter as amended; and
WHEREAS, the Board of Supervisors of Washington Township deems it to be in the
interest and welfare of the residents of the Township to amend the Washington Township
Zoning Ordinance by altering the Washington Township Zoning Map as described below
and as shown on the attached map.
NOW, THEREFORE, by the authority of and pursuant to the provisions of Article V
of Act No. 247, as amended, of the General Assembly of the Commonwealth of
Pennsylvania, approved July 31, 1968, known as, and cited as the "Pennsylvania
Municipalities Planning Code"; and any amendments and supplements thereby, amending
Ordinance No. 153, adopted by the Board of Supervisors of Washington Township on April
2nd, 2001, and known as the Washington Township Zoning Ordinance, be it enacted and
ordained by the Board of Supervisors of Washington Township, Franklin County,
Pennsylvania, that the Zoning Map of the Township adopted pursuant to Ordinance No.
153, known as the Washington Township Zoning Ordinance be revised and Ordinance No.
153 is hereby amended as follows:
ARTICLE 1. George E. & Ellen H. Mason, property located at 11556 Country Club
Road. The zoning shall be changed from Low Density Residential (R-1) to Agricultural (A)
for 78.87 acres ± owned by George E. & Ellen H. Mason. Description of the property is as
follows:
Tract No. 1
BEGINNING at a point near a private roadway leading from the farm buildings on the real
estate hereby conveyed to the public road leading from Waynesboro to Roadside; thence
north 34-1/2 degrees east 6.5 perches to a point in the Antietam Creek; thence with the
center of said Creek by Tract No.2, north 13 degrees east 8 perches; thence north 3-1/2

degrees west 18.7 perches; thence with said Creek and by lands formerly of R.N. Boerner,
now of Richard Eigenbrode, north 84 degrees east 15.2 perches to a point; thence north
30-1/2 degrees east 22.7 perches to a point near the bank of the Creek; thence north 40
degrees west 8.1 perches to a point on the opposite bank of the Creek; thence by lands
now or formerly of Katherine M. Steiner, north 64-3/4 degrees east 18 perches to a stone;
thence with the same, south 68-1/2 degrees east 8 perches to a white oak stump; thence
south 50 degrees east 58 perches to stones; thence by lands now or formerly of Vada
Eigenbrode, south 31-1/2 degrees west 30 perches to a stone; thence by the same, south
59 degrees east 34.6 perches to a limestone; thence south 64 degrees east 53.9 perches
to a point in a private road; thence by lands now or formerly of D.M. Wertz Orchards, south
28 degrees 25 minutes west 47.45 perches; thence south 28 degrees 25 minutes west
18.8 perches to a point at the corner of lands now or formerly of Herbert Lehman and
Harlan Frantz; thence söuth 47-1/4 degrees west 28.75 perches to a point; thence by
lands now or formerly of Harlan Frantz, north 61-1/2 degrees west 36 perches to a point;
thence by lands now or formerly of Ira Shank, north 23-3/4 degrees east 43.3 perches to a
point; thence still by lands now or formerly by Shank, north 68-1/2degrees west 85.7
perches to a locust stump; thence north 15-1/2 degrees west 22 perches to the place of
beginning. CONTAINING 77 acres 139 perches of land, more or less.
Tract NO.2
BEGINNING at an iron pin near the west side of said Antietam Creek, opposite the farm
now or formerly of Ira Shank and wife, said point being the southeast corner of the tract
herein conveyed; thence in a southwesterly direction a distance of 202 feet, the latter part
of this line being in a private lane of said Ira Shank and the Grantees herein, to an iron pin
near an elm tree, said point being the southwest corner of the tract herein conveyed;
thence by a line through a farm formerly of R.N. Boerner and wife and now of Richard
Eigenbrode in a northerly direction a distance of 352 feet to an iron pin near a poplar tree,
said point being the northern point on the triangular tract herein conveyed and near the
west bank of said Creek; thence by the center of said Little Antietam Creek in a
southeasterly direction a distance of 356 feet to an iron pin, the place of beginning.
CONTAINING about 1 acre of land, more or less.
ARTICLE 2. In all other respects, the provisions of Ordinance No. 153, as
amended, and the Washington Township Zoning Map, as amended, shall remain in full
force and effect.
ARTICLE 3. If any article, section or provision of this Ordinance should be decided
by the courts to be unconstitutional or invalid, such decision shall not affect the validity of
this Ordinance as a whole or any part thereof other than the part so decided to be
unconstitutional or invalid.
ARTICLE 4. This ordinance shall take effect five (5) days after its enactment.

OF THE BOARD OF SUPERVISORS OF THIS TOWNSHIP
AMENDING THE 1999 WASHINGTON TOWNSHIP
COMPREHENSIVE PLAN.
WHEREAS, on February 17, 1999, the Washington Township Supervisors
adopted an updated Comprehensive Plan; and
WHEREAS, recent amendments to the Pennsylvania Municipal Planning code
require the Township's Comprehensive Plan to be generally consistent with the
Township's Zoning Ordinance; and
WHEREAS, the Township desires to rezone approximately 78 acres of land
currently zoned R-1 to A; and
WHEREAS, the Township desires to keep the Comprehensive Plan consistent
with the Zoning Ordinance by amending the Comprehensive Plan to mirror the
proposed zoning changes.
NOW, THEREFORE, BE IT RESOLVED, by the Board of Supervisors of this
Township, as follows:
Section 1. Amends the Future Agricultural Land Use Plan, M12; the Future
Residential Land Use Plan, M14; and the Comprehensive Land Use Plan, M16, to
reflect the following residential and agricultural zoning changes:
The George E. & Ellen H. Mason property located at 11556 Country Club Road-
change 78 acres from to Low Density Residential (R-1) to Agricultural (A).

the same point of beginning of another farm formerly owned by E.H. Bonebrake, now
George E, Mason, containing 77 acres, 139 perches; thence south 15- 1/2 degrees east
22 perches along said Mason farm to a locust stump; thence with same, south 68-1/2
degrees east 85.7 perches to a point; thence wit same, south 23-3/4 degrees west 43.3
perches to a point; thence by land formerly of John H. Frantz, now Harlan Frantz, north 61-
1/4 degrees west 18.4 perches to a point; thence north 83-1/4 degrees west 6.2 perches to
a fence post; thence along said lands formerly of Frantz, south 19-3/4 degrees west 57.3
perches to a point; thence north 78-1/4 degrees west 70 perches to a point; thence by land
formerly of Harry Snowberger and A. Landis, later Carl Diller, north 6 degrees 50 minutes

beginning. CONTAINING 78 acres and 151 perches, neat measure.
ARTICLE 2. In all other respects, the provisions of Ordinance No. 153, as
amended, and the Washington Township Zoning Map, as amended, shall remain in fulJ
force and effect.
